Back in November we did a mini design build project for this client. A quick update on the 5209 residence. All of the masonry work is complete and as you can see below they've got a pretty good start on the new entry piece. The grade at the back of the wall will be lifted quite a bit more and then feathered out to the middle of the yard. 1232 Residence Update 5

Things are moving along still over at 1232. Interior demolition is pretty much complete and one of the upset LVLs are in. In the photo to the right you can see everything has been removed except the walls around the stairs to the basment. The sloped portion will be concealed in a built-in cabinet/ fold-down desk. 1232 Residence Update 3

Making quick progress on the 1232 Residence, framing is getting close to complete, stucco starts next week. It is starting to take shape. In order to keep the homeowners in the kitchen as long as possible a temporary wall has been erected until all the exterior work is done to the point that the expanded family room is weather tight. A quick update on this project, the floor slab is in and the brick corners are in and look great. Demolition is starting on the house, removing the bumpout at the kitchen to put in the new structural members that will span that new much larger opening.
