6109 Residence Update 4

We're almost there! The new drive is in. We were able to expand it enough to comfortable have two cars side by side without negatively affecting the existing tree. The house from the front doesn't look very different, though we did put in a new post and repair ther trim there. As you move around the side you can really see the length of the addition. We don't think it really looks like a garage though, especially with all...

6109 Residence Update 3

Another update on the "cathedral". The exterior shingles are done and the trim is done. Interior foam is done and the wall insulation is also done. The tabs for the new steel tie rods are ready to go. Sheetrock should be going in soon but until there is a complicated little section of roof that needs some attention. We'll have some more pictures coming up soon. Stay tuned! ...

Damn Ice Dams.

Photo: coolflatroof.com While icicles hanging off of roofs or gutters might look beautiful, they are actually a sign of problems. Icicles typically mean an ice dam is nearby which spells trouble for homeowners. What are ice dams? Ice dams form when melting snow on a roof refreezes at the edge of the roof. The snow melts because of heat rising through the house, warming the roof to a temperature above 32° F. The melted snow then runs down the roof and re-freezes as...

1232 Residence Update 8

Quick update. The paint in the screen porch is pretty much done. The exterior paint has been started but can't be completed until we get a few warm days. The slate roof is coming along great and is pretty much identical to the existing slate. Electrical, plumbing and HVAC are ready for inspection and then its onto interior finish. Progress! ...

1232 Residence Update 7

A site visit and some new pictures to share! The slate roof installers are organized and starting work. Using a list developed from the computer program they gather the correct sizes and colors and using the motorized trolley, stage them on the roof. It is slow going on the first couple courses because of the exposed rafter tails. To avoid punching through the tongue and groove decking, slots are cut in the tiles and copper straps are used to reach...

1232 Residence Update 6

I stopped by this morning to clarify a couple details with the contractor and to see what's going on. Before we get to the progress, I wanted to share this photo that we didn't get posted before Halloween. The neighbor decided that the porta-potty needed a little holiday spirit. Fantastic. Yesterday morning the slate arrived for the new roof. The company they worked with used a computer program to match the existing slate color and pattern. They submitted a...

1232 Residence Update 3

Making quick progress on the 1232 Residence, framing is getting close to complete, stucco starts next week. It is starting to take shape. In order to keep the homeowners in the kitchen as long as possible a temporary wall has been erected until all the exterior work is done to the point that the expanded family room is weather tight. With doors and windows going in it looks like that point isn't all that far away. ...

1232 Residence Update 2

This project is moving along so quickly we're going to take a little jump up to present day and try to keep up. Exterior framing is getting really close to being wrapped up. We've got a couple more posts to set and then all the sills and screen frame. The chimney and the fireplaces should be framed by the time most people see this. This is the one of the really fun parts of construction. In the course of a...

Belvedere Update 11

Here are just a few images from the Belvedere site from the last site visit. The roof was about 3/4 done, by now I'm sure that its done. Getting some roofing on there makes a huge difference and starts to make the project more real. In this photo you can really see the depth of the roof material and the great shadows it creates. ...

Belvedere Update 7

Another site visit to take a look at some roof framing and to see what's been going on since we were there last. Roof framing and sheathing is cruising right along as you can see from the pictures. Below is the view you'll see coming in the new drive. The temporary gravel drive has been built up quite a bit above where the new drive will be. The garage doors below are actually framed up higher as they will have...
