6109 Residence Update 5

It is done! Ok from this view it doesn't look any different from the last time other than the grass but keep scrolling!  The final coat of paint is on and the light fixtures installed. The aluminum and glass overhead doors are installed and hooked up. We went with a jackshaft operator in order to keep the space as open as possible and it also reduces the noise significantly. They were able to get a great finish on the...

5209 Residence

Back in November we did a mini design build project for this client. (http://www.rdmarchitecture.com/blog-whats-new/custom-gate.html) Since then we have added a fence to the gate since the dogs discovered they could break through the invisible fence through the plantings on either side. We carried the feel of the gate though to an undulating modular fence.  To merge the off-center entry with the centered circle drive we added a brick paver patio in between. The circular planter breaks up the patio...

Belvedere Update 34

More progress on the exterior. The pool is filled and the rest of the plantings are in.  The path to the dining room has also been fully planted, including between the pavers. This is going to look even better as those start to fill in. Another view of the patio showing how dense the plantings are and a hint of the great view. Gutters (copper half-round) and downspouts are in, as is the exterior lighting and the screens....

Belvedere Update 25

This is a long post, so get ready because there are some cool things in it starting with this first pic. There have been delays due to site work and details but the bridges are finally on site. The steep site requires a unique installation path. To get the bridges to the downhill side of the house they were lifted over the entire house and lowered carefully into place. They actually approached the limits of this crane not due...

Belvedere Update 23

As fall sets in, the push to wrap up the exterior of the Belvedere is under way. More and more decisions are being made and it is really coming together. Below is a view of the entry porch. All of the cast stone has been installed at the fron doors and nearly all of the house stone is installed other than this area. Since the design of the water feature at the entry has been in flux and it is...

Belvedere Update 22

A little update on Belvedere! Stone work on the patio is moving along. The columns are all have stone now, as well as the outside of the pool. Tile work on the inside of the pool has started as well. You can also see the fantastic view of the lake. On the interior, trim work continues. Below is a shot of the doors to the lower terrace from the gathering room. Ignore the "stunt" doors and look at that...

Belvedere Update 21

The upper patio is starting to come together. The masons are hard at work on the main walls and the lower seating walls. As you can see from this photo and from the one above the view is incredible. For safety there will be a very minimal guard rail and planting barriers but for the most part the view will be pretty much just like this. Here you can see one of the seating walls around the fire pit. Imagine...

6718 Residence Intro

This project in Mission Hills has three seperate parts, an addition of a walk in closet off of the master bathroom, a third garage bay that connects to an expaneded and remodeled laundry area, and a new screened porch in the back yard. From the beginning this project has had many hurdles to overcome. The first was a gas easement through the back yard that was unknown to / unclaimed by the gas company.  After searching through original plats...
