1232 Residence Update 5

Things are moving along still over at 1232. Interior demolition is pretty much complete and one of the upset LVLs are in. In the photo to the right you can see everything has been removed except the walls around the stairs to the basment. The sloped portion will be concealed in a built-in cabinet/ fold-down desk. The walls visible to the right of the right image are temporary and existing walls that will remain in place until the second upset...

1232 Residence Update 2

This project is moving along so quickly we're going to take a little jump up to present day and try to keep up. Exterior framing is getting really close to being wrapped up. We've got a couple more posts to set and then all the sills and screen frame. The chimney and the fireplaces should be framed by the time most people see this. This is the one of the really fun parts of construction. In the course of a...

Belvedere Update 12

Another post on the Belvedere Project, they are coming closer together as the project continues to cruise right along. First up we've got a big start on the retaining walls and site work. Below left is a view from what will be the top of the drive down to the lower garages. We are really happy with the profile of the finished roof and the round endcaps on the the end of the ridges.  The retaining wall here steps back...

Belvedere Update 11

Here are just a few images from the Belvedere site from the last site visit. The roof was about 3/4 done, by now I'm sure that its done. Getting some roofing on there makes a huge difference and starts to make the project more real. In this photo you can really see the depth of the roof material and the great shadows it creates. It is a product that we haven't used before, an asphalt coated steel roof, that has some...

Belvedere Update 10

A lovely day for a site visit yesterday, Mike and Rick went out to look at a few things and check up on the progress as the framers finish up. Here is a slightly different view of the house, to the left of the garages there will be a third smaller bay added. This has been left out for now to allow access to the rest of the site. This bay will help to balance out the master suite that extends...

Belvedere Update 8

Let's start with a view from the new driveway location. The roof sheathing is just about complete so you really can get a feel for the shape of the house now. We used a 4:12 slope on almost every roof to keep the height from going over the Lake Quivira height restrictions but also to give the house a more horizontal feel even with the towers at the drive and lake side. This also means that during site visits when...

Belvedere Update 7

Another site visit to take a look at some roof framing and to see what's been going on since we were there last. Roof framing and sheathing is cruising right along as you can see from the pictures. Below is the view you'll see coming in the new drive. The temporary gravel drive has been built up quite a bit above where the new drive will be. The garage doors below are actually framed up higher as they will have...

Belvedere Framing

Framing is well underway out at the Belvedere site. The lower floor is framed and the sheathing is started, the floor above is in and framing will be starting up there soon. The project is moving right along. The site is starting to really green up, even with just the existing trees and plantings in there its difficult to get an overall shot of the construction from the road below. Below you can see the block shelf built up from the footing,...
