2019 Residence – Phase 2 – 2

Another update at 2109! All exterior framing and cladding is done. House wrapped and ready for siding and trim. A dormer was added at the back of the house to improve the space in the upstairs bedroom. Interior framing and the first good view of the upstairs bedroom looking back toward the existing house. Another view of the new expanded bedroom, looking toward the new dormer. Also framed out are the openings for the built in storage...

5002 Residence

After taking a short rest from the completion of a new curved stair case in the living room (see previous posts under New Stair Install) the clients have decided to take on a new project - the exterior deck. Demolition found some unwelcome though not entirely unexpected things. The existing structure had some significant rot throughout which we suspected might be the case. We didn't realize that the existing deck wasn't really anchored to the ground and the structural support were...

Ward and Ward

We haven't really posted anything from this project during the process but you may have noticed the work going on if you spend much time around the Brookside area. I (Matt) actually worked for Ward & Ward off and on for quite some time so when they decided to move it was a perfect fit for RDM to be involved in the project. The building is a little brick mid-century just around the corner from their previous location. The idea...

6109 Residence

Framing is done! This is a great space, we've been referring to it as the "cathedral" and we can't wait to see it with drywall. Even from the exterior it is an imposing structure. Siding and trim. This is really the only spot from the front of the house where you can tell anything has been added. Cedar siding looks so great when it is first installed. Great little project and we're excited to see it...

Catching up with this project in a couple posts. Below is a shot of the building framed. We added 2 skylights  to bring even more natural lights into the space. Here is an exterior shot. We used a different wall system on this project to make it the tightest and most efficient space as was feasible for an addition. Once framed and sheathed we added a layer of rigid foam on the exterior. Not only does this add an...

324 Residence 4

We are at that point in the project where things seem to slow down. Electrical and plumbing is moving along but not a whole lot changing from the exterior. The only exciting news is the new window installation. Along with the windows there is also the skylights. For the first time you can see why we really wanted to add the pair of skylights over the stair to the second floor. Not only does it let a lot of...

324 Residence 3

Forgot about the slab! Here is it, the contractor did a great job, nice smooth clean slab. The two steps bring you up to the first floor elevation. The new door from the exterior will also enter at this elevation. Framing is underway! The garage is starting to take shape. And here it is framed. There were some interesting challenges in connecting to the existing house. In order to clear the garage roof we changed the slope of the...

6718 Residence Update 4

The mild winter weather has allowed the construction to move quickly.  The Master Closet is primed and ready to paint.  With all of the structure exposed, the detailing in the screened porch has been challanging but Hurst Construction has been doing a great job. The photo on the left shows the jig needed to make the cuts in the top of the posts where the rafters will sit.  ...

6718 Residence Update 3

With the pool issue resolved, Hurst Construction has taken advantage of the unseasonably warm weather to pour the foundations and start the framing. The screened porch foundation is sitting on a pool full of concrete.   The retaining walls on the south side of the house create a lawn that will help replace some of the backyard that will be taken up with the new screened porch and patio. ...

Belvedere Update 14

Rick and Mike had a meeting out at the Belvedere site and had some time to take a few progress pictures. First off we've got the first view you see coming onto the site. Some excavation of the extra gravel in front of the garage has been removed to get the grade a little closer to where it will end up. You can see through the trees that the same has happened at the lower garage in addition to the...
