Deck + _ 2

Things are moving quickly on this project. The main roof and skylights are up and it is looking amazing. Adding a screen or covered porch can cut off a lot of natural light from your living space. We always suggest strongly that at least one skylight is added to restore that natural light. This particular client agreed and we ended up with some large skylights that still allow a view of the sky from the living room windows. ...

New Project ! 2019 Residence

We finished up the design work on this project about a year ago but construction is just now starting. Below is a photo of the existing house. It is a typical Prairie Village house that we are going to transform inside and out. By adding a small first floor addition we create a platform for a large addition on the upper floor for a new master bedroom. The additional first floor space allows for the extension of the overhang...

New Project – Deck +

A quick intro to a new project we've got under construction now. An existing and poorly constructed composite deck wasn't large enough and didn't fit the lifestyle of the current homeowners. (It looks a lot nicer in the photos, trust us) Below is a pair of renderings we prepared that show pretty much where we ended up. Not only is the deck larger but a large portion of it is covered by a conventional roof and with a polycarbonate...

Belvedere Update 29

Another site visit and few new pictures. The trees are greening up and the house is getting harder to see but here is the view from the road. It is difficult to see but most of the railings are in, and the stone is pretty much done on this side. The cast stone tile is in for the upper terrace. There is a lot of it. They are waiting on a few trim pieces and then install of that stone can...

Framing is done! This is a great space, we've been referring to it as the "cathedral" and we can't wait to see it with drywall. Even from the exterior it is an imposing structure. Siding and trim. This is really the only spot from the front of the house where you can tell anything has been added. Cedar siding looks so great when it is first installed. Great little project and we're excited to see it...

5400 Residence 3

Catching up with this project in a couple posts. Below is a shot of the building framed. We added 2 skylights  to bring even more natural lights into the space. Here is an exterior shot. We used a different wall system on this project to make it the tightest and most efficient space as was feasible for an addition. Once framed and sheathed we added a layer of rigid foam on the exterior. Not only does this add an...

324 Residence 3

Forgot about the slab! Here is it, the contractor did a great job, nice smooth clean slab. The two steps bring you up to the first floor elevation. The new door from the exterior will also enter at this elevation. Framing is underway! The garage is starting to take shape. And here it is framed. There were some interesting challenges in connecting to the existing house. In order to clear the garage roof we changed the slope of the...

324 Residence 2

The last post covered some of the variance process, now we can get into the project a little more. Below is the same rendering. The biggest change to the exterior of the house is this addition that is made up of two garage bays with storage and the expansion of an existing bedroom above. We felt it was important to break the mass of the garage down from the street side. Not only does this make it more pedestrian scaled but...

6718 Residence Update 6

We wanted to get some more photos up here this weekend of this project because it is coming along so well and looks fantastic. Both of these images are of the front of the house. The master closet addition and the 3rd garage. If it wasn't for the fresh cedar shingles you would never know these parts haven't always been there. From the back of the house the garage becomes a part of the entertaining space. Our intent was that those...
