5400 Residence

We wrapped up this project a couple months ago and construction is moving along. The existing shed addition was removed and we are adding a new shop space to the existing garage. This addition will also allow more convenient access to the existing garage attic. The project includes a new arbor that matches one added on the opposite side of the house as part of a previous RDM project. Here is the existing rear of the house. The shed...

Belvedere Update 30

This might not be the most exciting for everybody but the garage floor is finally in and the last bay of the garage has been closed in. The walls and ceiling have been spray foamed and are ready for drywall. This is one of the last big things that has been left open since the third bay of the garage was our only access to the back of the site. Another big step under way is the laying of...

324 Residence 3

Forgot about the slab! Here is it, the contractor did a great job, nice smooth clean slab. The two steps bring you up to the first floor elevation. The new door from the exterior will also enter at this elevation. Framing is underway! The garage is starting to take shape. And here it is framed. There were some interesting challenges in connecting to the existing house. In order to clear the garage roof we changed the slope of the...

6718 Residence Update 3

With the pool issue resolved, Hurst Construction has taken advantage of the unseasonably warm weather to pour the foundations and start the framing. The screened porch foundation is sitting on a pool full of concrete.   The retaining walls on the south side of the house create a lawn that will help replace some of the backyard that will be taken up with the new screened porch and patio. ...

1232 Residence

A quick update on this project, the floor slab is in and the brick corners are in and look great. Demolition is starting on the house, removing the bumpout at the kitchen to put in the new structural members that will span that new much larger opening. The mason, Rick Roos and Greg from Hurst Construction discuss the new planters that will be added at the screen porch and adjacent to the garage. We just got a project album...

Belvedere Update 8

Let's start with a view from the new driveway location. The roof sheathing is just about complete so you really can get a feel for the shape of the house now. We used a 4:12 slope on almost every roof to keep the height from going over the Lake Quivira height restrictions but also to give the house a more horizontal feel even with the towers at the drive and lake side. This also means that during site visits...

Belvedere Framing

Framing is well underway out at the Belvedere site. The lower floor is framed and the sheathing is started, the floor above is in and framing will be starting up there soon. The project is moving right along. Below you can see the block shelf built up from the footing, the stone will start here and grade will be just above this point. There is still quite a bit of back fill that needs be be done. It should...

Bird House Studio Update 3

Here's a quick update to the birdhouse studio and a couple images. The exterior trim and siding is all done as well as the paint and concrete flat work. Theres a little work left here and there and the grading and plantings. With the new stone wall and concrete walk the drainage problems are solved for good and the client is happy. Stay tuned for the final pictures. ...

Belvedere Concrete II

Formwork for the upper foundation walls is stripped! Its a big day on the Belvedere site, the spray water proofing (the black in the photo below) has been applied and the protective foundation board applied over that. All that is left is a little cleanup and a lot of backfill and the foundation part of the project will be largely complete. A little bit closer...
