Belvedere Update 33

It hasn't been that long but things are cruising now so here are even more pictures! We'll start with the interior.  First thing you notice going into the house is this incredible waterjet cut natural stone medallion installed in what is already a beautiful floor. You can see a bit of the stair, one of the only things that haven't been stained and finished. There is a custom curved piece mahogany that we are waiting on before the final trim...

Belvedere Update 32

Progress, progress, progress! Grading and plantings and lower retaining walls are coming together as we get closer to the finish line. The outdoor spaces are going to be incredible on this project. This house is all about views of the lake and the many outdoor spaces let them enjoy them from those views from throughout the site. More outdoor spaces below. The outdoor kitchen and the courtyard outside the dining room complete the outdoor part of the project. ...

Deck + _ 2

Things are moving quickly on this project. The main roof and skylights are up and it is looking amazing. Adding a screen or covered porch can cut off a lot of natural light from your living space. We always suggest strongly that at least one skylight is added to restore that natural light. This particular client agreed and we ended up with some large skylights that still allow a view of the sky from the living room windows. ...

New Project ! 2019 Residence

We finished up the design work on this project about a year ago but construction is just now starting. Below is a photo of the existing house. It is a typical Prairie Village house that we are going to transform inside and out. By adding a small first floor addition we create a platform for a large addition on the upper floor for a new master bedroom. The additional first floor space allows for the extension of the overhang...

New Project – Deck +

A quick intro to a new project we've got under construction now. An existing and poorly constructed composite deck wasn't large enough and didn't fit the lifestyle of the current homeowners. (It looks a lot nicer in the photos, trust us) Below is a pair of renderings we prepared that show pretty much where we ended up. Not only is the deck larger but a large portion of it is covered by a conventional roof and with a polycarbonate...

Belvedere Update 31

Belvedere keeps moving forward! Site work continues and little by little the piles of material are getting smaller. The third bay of the garage is ready for stucco and the adjacent retaining wall is done. Final colored coat of stucco is on and looks great. The screen porch is stuccoed as well and the screen frames and wood paneling will finish off that side of the house. The wrought iron railings on the adjacent deck are in and now...

Belvedere Update 30

This might not be the most exciting for everybody but the garage floor is finally in and the last bay of the garage has been closed in. The walls and ceiling have been spray foamed and are ready for drywall. This is one of the last big things that has been left open since the third bay of the garage was our only access to the back of the site. Another big step under way is the laying of...

Belvedere Update 29

Another site visit and few new pictures. The trees are greening up and the house is getting harder to see but here is the view from the road. It is difficult to see but most of the railings are in, and the stone is pretty much done on this side.   The cast stone tile is in for the upper terrace. There is a lot of it. They are waiting on a few trim pieces and then install of...
